Days 1–30: Onboarding, Property Assessment & Listing

As soon as you sign your management agreement with Synergistic Property Management, you’re assigned one dedicated team member who handles your property from that day forward. Not a call center. Property Assessment

In the first week, your property manager walks the property. This isn’t a quick glance — it’s a real look at what’s there and what needs attention before a tenant ever steps through the door. We’re looking at:

Property Listing & Marketing

Once the property is ready to show, we write the listing and push it out across the major rental platforms. Your property manager manages all the inbound interest, inquiries, showings, and follow-ups. You’re not fielding calls from unqualified applicants or chasing down no-shows. That’s our job.

Days 31–60: Tenant Screening, Lease Execution & Move-In

Every applicant goes through the same screening process: credit, income, rental history, and background. We’re looking for tenants who pay on time, take care of the property, and stick around. Skipping steps here is how landlords end up with expensive problems down the road, and it’s not something we take shortcuts on.

Lease Execution

When we have an approved applicant, we prepare the lease. It’s a compliant Florida residential agreement that spells out rent due dates, late fees, maintenance responsibilities, and move-out expectations — clearly, so there’s no ambiguity later. The Synergistic Property Management team understands Florida landlord-tenant law, including the habitability requirements under Florida Statute §83.51, and your lease reflects that.

Move-In Coordination

Move-in is handled end-to-end. Your property manager coordinates the inspection, deposit collection, and key handoff — and makes sure the tenant knows from day one who to call and how things work. That last part matters more than most people realize. Setting clear expectations at move-in prevents a lot of friction later.

Rent Collection & Owner Disbursements

Rent is collected on the due date in the lease. We disburse owner funds by EFT — direct deposit — on a consistent monthly schedule, along with a detailed owner statement so you can see exactly what came in, what went out, and why. If rent is late, we handle the follow-up. You don’t have to be the bad guy.

Maintenance & Vendor Coordination

Maintenance requests come in through our management platform. We coordinate with vetted vendors, approve work up to the threshold we’ve agreed on with you, and flag anything bigger that needs your sign-off. You’re kept in the loop without being pulled into every minor repair.

Because you have one point of contact who knows the property, there’s no need to re-explain the situation to a new person every time something comes up. That continuity saves time and prevents things from falling through the cracks.
