What is unique about Synergistic Property Managers?

Our Property Managers are local, licensed Realtors® who work directly with you and the tenant, not a call center.  You have a single point of contact – someone who knows your property, tenants, maintenance, and everything in between.

Unlike REALTORS®, Florida does not require formal training or additional licensing for Property Managers. At Synergistic Property Management, we have created a curriculum based on decades of experience. Our training focuses on elevating the day-to-day management of the property. We leverage relationships and state-of-the-art software to provide exceptional customer service for property owners and tenants.

Do you require a processing or set up fee?

No.

How will I receive my rental funds?

Rent funds are distributed to property owners via EFT.

How am I notified of maintenance expenses?

Our online maintenance portal allows you to review maintenance on the property.  Larger repairs needed will be discussed with you to determine the best approach.

What is your tenant screening process?

A comprehensive tenant screening process is critical. We understand that a problematic tenant can be costly in terms of time, money, and frustration. While no background check can eliminate risk, our screening process will substantially lower the possibility of future problems ~ we do our homework. Once an application is received, our process includes:

  • Photo ID verification (applications are required for those over 18 living on the property)
  • Both national and state background checks, including sex offender, terrorist, and criminal checks
  • Credit report check, including score, comprehensive payment history, and past evictions
  • Full review of any accounts in collections or judgments filed
  • Verification of current employer
  • Obtaining copies of current bank statements if self-employed
  • Confirmation of rental history, including contact with previous landlords concerning payment history, property conditions, and nuisance issues.

What is your tenant retention rate?

We have many properties with long-term tenants.

Do you have an in-house maintenance team, or do you use outside contractors?

We have a comprehensive database of proven and vetted licensed and insured contractors.

How often will I receive updates on my property?

You can access an online portal with details on your property.

How quickly do you respond to owner inquiries?

Our goal is to respond to owner and tenant inquiries within one business day.

Do you adhere to the Fair Housing Act?

Yes, Compliance is a priority.

How long does it typically take to fill a vacancy, and what is your average duration?

As with Real Estate, the market and conditions dictate days on the market.

What is your process for collecting rent and handling late payments?

Tenants pay their rent via an online portal. Late fees are accessed starting on the 5th of the month.

When can I expect to receive rent?

We process between the 6th-10th of the month.  Owner monies would be disbursed during that time.

How do you market vacant properties?

We market our priorities in various ways, including the Multiple Listing Service (MLS), email, website, and social media.

What technology do you use to manage properties?
