How can I apply to rent a home?

Synergistic Property Management has an online application. You can also ask the property manager for a link to apply.

Do you have an application fee?

Yes. A $100 application fee is charged.  Anyone over 18 must pay an application fee.

How much is a typical security deposit?

The security deposit varies. As a rule of thumb, it equals to one months rent, but will be stated in each listing.

Do you perform a criminal background check?

Yes. We are looking for violent and drug related felonies.

Do I have to sign a 12 month lease?

Yes. We do not have short-term rentals.

Can I paint the rental?

It depends on the owner and type of rental. You would need to work directly with your property manager to move forward.

How do I pay rent, and when is it due?

Tenants pay their rent online. Rent is due on the 1st of every month and considered late on the 5th at 5:00 pm.

What should I do in case of an emergency repair?

Tenants should call and/or text their property manager.

How do I request non-emergency repairs or maintenance?

Tenants can submit maintenance via an online portal. Repairs are usually made within 3 business days or dependent on contractor availability.

Can I sublet or have a roommate?

Subletting is not allowed through our lease.  Each roommate over the age of 18 must have a background check.

How much notice do I need to give before moving out?

Tenants must give 60 days written notice to the property manager.

What happens if I need to break my lease early?

You must work directly with your property manager to coordinate this.

Can I get a copy of the lease?

Tenants receive a copy of the lease when it is signed during the move-in process.

What are the procedures for renewing the lease?

60 Sixty days before the end of the lease, tenants will receive information about the opportunity for renewal.

Are tenants required to have renters insurance?

Yes, Tenants are required to have renters insurance

Can I schedule a final walk-through?

Yes, it is an essential facet of the moving out process.
